During uncertain times, the UAE has shown that the vision of its leadership is not reactive, instead its strategic, long-term, and execution-driven. At Baron Luxe Real Estate, the team has the same approach and understands that extreme events have proven to be temporary.

With the purchase of their new office in I-Rise Tower, Baron Luxe just made its biggest investment. Bjorn Hartendorp, moved to Dubai in 2014 and experienced multiple cycles says: ‘’The new office is in a strategic location and easy to reach for our agents with plenty of parking. Long term this purchase will help us against the increasing rents and make funds available for marketing instead. On the viewing the price was negotiated, agreed within minutes and contracts where executed the same day.’’

Investments such as gold and silver are at all time heighs. Oil prices are rising and are very much affected by the current situation in the region. Investing in other currency can be risky because the AED is pegged to one of the strongest currencies the USD.

Finding alternatives in real estate outside the UAE can be a challenge. Europe is uncertain with the Netherlands passing a law that unrealized capital gains will be taxed. Since April 2025 Spain empowered homeowners’ associations to decide on and restrict Airbnb and other short-term rental activities within residential buildings. China is still recovering from the real estate crash in 2021. Singapore is to regulated and taxed. Real estate in India is at its all-time high with an unstable currency against the AED.

Globally Dubai is known for its high rental returns and for being a safe haven, meaning low crime rate, stable currency, strategic location between Asia and Europe etc. It’s also seen as a financial hub with cash inflow from conflicted regions such Russia and China being recent examples.

Bjorn explains, ‘’Investments such as real estate are long term investments, this means 5 years or longer. Looking back at major events such as the 2008 – Financial crisis and Covid in 2022, shows that I WISH I INVESTED is about to happen again, because the government is not reactive, instead its strategic, long-term, and execution-driven.’’
